Construction of the Storage
Building and Batting Cages
1. The location of the building
and cages would be on the south side of the existing diamonds adjacent to the
parking lot as identified on the attached plan. This would be approximately 50 feet west of the existing location
stakes so that amount of grading and drainage course diversion would be
minimized.
2. The Town of Lacombe
would undertake to prepare a graded site, removing the top soil and
re-establishing existing drainage courses.
3. The Association will be
responsible at their cost to organize and undertake
• constructing the
necessary gravel base and concrete slab,
• constructing the
building and batting cage structures, and
• landscaping and seeding
grass on the disturbed areas.
and will be
responsible to raise all funds necessary to meet this capital construction work.
4. Building plans will be
developed by representatives of the Town and the Association and reviewed by
the Town's building inspector for compliance with Building Code. The building
will be constructed
• of cement block walls
on a concrete floor with a wooden truss roof sheeted in metal similar in
appearance to the existing shower / washroom facility in the Park.
• so that an extension
can be added at a later time to enlarge the storage area of the facility
• with the outside door
to a metal standard with commercial grade locking hardware.
• with a concrete pad in
front of the pitching machine storage upon which the machines would be moved
for use.
5. Major sponsors of the
building will be entitled to recognition at the facility by means of a plaque.

6. The Town will be
responsible for the operation and maintenance of the facility. The Town will allocate storage space within
the building to user groups that
request storage space recognizing that the needs of the Association will be met
first.
7. The facility will be
covered under the Town's property and liability insurance. Written waivers of liability will be
required of all those who use the facility.
8. The facility may be
connected to the Park's internal electric power system at no cost provided
annual power consumption remains minimal for lighting and very limited heating.
Use of the Pitching Machines
9. The pitching machines
are owned by the Association and the Association will be responsible for their
maintenance and repair.
10. The Association will make
the machines available for the use of other user groups for a fee and upon
conditions of use to be determined by the Association. The Recreation Department will initially
schedule the use of the pitching machines at the beginning of the season
recognizing that the needs of the Association will be met first. Users will arrange among themselves any changes
in scheduling.
11. Users must be trained in
the use of the machines and the Association will be responsible for providing
such training.
