Lease of Space - Parkland Place Consolidation |

1.
All of the upper floor area of Parkland Place will be available
for lease for the following purpose:
a)
Offices
b)
Personal and Professional Services
c)
Public and Quasi-Public Uses

1A.
With the exception of the area's used by the library and the
840S.F. used by the Town for storage in the basement the balance
of the floor area of Parkland Place basement floor will be available for
lease.

2.
The term of a lease shall be for a period of up to five (5) years
with renewal at the option of the Town.

3.
Because the Parkland Place building was acquired to accommodate
future civic and cultural needs, preference will be given to these uses.
The Town reserves the right to deny any lease application or any renewal
of a lease for the forementioned reasons.

4.
The Town will provide the following improvements at an annual
cost of $6.50 per square foot plus triple net cost recovery.
a)
Doors will be hollow core type (unless otherwise required for
fire regulations) and one (1) set of keys will be provided for the front
door and office door.
b)
Standard lighting consisting of fluorescent lamps will be
provided (any special lighting required by a lessee, must be provided by
the lessee).
c)
All floors will be covered with a rug of the same quality as
presently used in other offices in the Parkland Place complex.
d)
All internal and perimeter walls and all ceilings will be
completed with prefinished gyproc and white ceiling tiles respectively
(any additional finish will be the responsibility of the Lessee).
e)
Electrical outlets will be provided, based on one per every ten
(10) feet, except for any outside walls.

5.
The Town may lease if agreeable by both the lessor and the lessee
those areas as described in 1A on
a "As is basis at $3.50/sq. ft. plus operating costs recovery.

6.
Each lessee shall enter into a lease agreement similar in form to
that contained in Appendix A attached hereto.

7.
The Town Manager may approve an application for lease or renewal
provided the terms of the policy and the lease agreement are satisfied.
