The Heritage Area includes the lands located north of Highway 12, and bounded by Highway 2 on the west side and the escarpment on the east side. Land use for this area is expected to include considerable amounts of employment and in particular, highway commercial uses.
This area was not included as a significant traffic generator in the 1990 Transportation Study as it was correctly assessed as being outside the realm of what would be expected to develop by the 10,000 population horizon.
This area was referenced in the 1998 Highway 2A Traffic Study discussed in the following section, and it was certainly included in the 2002 Transportation Study undertaken by Bunt & Associates. The traffic volumes developed in the 1997 study were modified slightly by Bunt & Associates as part of the 2002 study in order to balance the model developed for the 20,000 population horizon. This is discussed in more detail later in this report.
